House Rules

We keep our house rules simple so you can fully relax and enjoy your stay. To help ensure a great experience for everyone (including future guests and our neighbors), please be mindful of the following:

Quiet hours are from 10:00 PM – 7:00 AM
Please help us keep the peace for neighbors and wildlife alike. This is probably our most important rule – we do have neighbors and the sound travels quite a bit at night. If using any of the outside amenities past 10PM please keep your voices lowered.

No loud music outdoors
Feel free to enjoy music indoors at a respectful volume. We don’t mind if you play music outside, just keep the volume low especially after dusk. The Marshall speaker provided is for indoor use only.

No shoes inside the house
We’d love to keep our floors clean and cozy for everyone.

Only Flush Toilet Paper Down The Toilet
Our septic tank is sensitive so it can only handle toilet paper.

No glass in or around the hot tub
Accidents happen – help us keep the area safe by using the provided Stanley tumblers.

No fires to be left unattended
We love our cabin, so please do not leave a fire unattended. If you want to end a fire early for the night, please put the fire out with water before going to bed.

Always leave hot tub lid on when not in use
When the hot tub is not in use, please keep the lid on to keep the tub clean and running efficiently.

No smoking of tobacco on the property
We are a smokeless property.

Treat the home and property with care
Please report any accidental damage so we can make things right for the next guest.

No moving or Reorganizing Furniture

Please do not move or reorganize any furniture, you will be responsible for any damage. We sadly had a guest try to move our concrete side table outside and broke it. It’s on backorder for a month. 🙁

Only registered guests are allowed on the property
No unapproved visitors, parties, or events, please. A maximum of 4 guests are allowed on property.

Check-out is by 11:00 AM unless otherwise arranged
Our cleaners appreciate your timeliness!

Here you can find instructions for most of the amenities the cabin provides – if these guides don’t answer your questions please don’t hesitate to reach out!

The pilot light should always be on for the fireplace, so you should just be able to use the small gray remote on the coffee table to turn the fireplace on (“On” button) and off (“Off” button). You will be able to tell if the pilot is on by seeing a tiny flame in the bottom right of the fireplace.

If the pilot is not lit, there is a knob under the bottom left of the fireplace that you need to turn to the pilot mode, and on the right under the rim of the fireplace is the ignitor button. You should turn the fireplace into pilot mode, hold down the knob, and click the ignitor button. Once the fireplace is lit, continue holding the knob down for a few seconds before twisting it all the way to the left. From there, you should be able to turn the fireplace on and off with the remote.

The fireplace will warm up the space drastically so we recommend only using it for short periods of time in the summer, or when it’s very cold outside.
The mini-split is located in the kitchen and is used to AC the entire space. This is controlled by the white remote on the coffee table. If you’d like to turn the mini-split on (or off), please point the remote to the system and click the orange power button. We recommend using the ‘Auto’ or ‘Cool’ mode, however if it feels humid you can also use the ‘Dry’ mode – these are all controlled by the ‘Mode’ button on the remote.

If it feels particularly warm, please use the ‘Turbo’ option on the remote which will push the air out stronger cooling the place down faster.

You may also use the mini-split for heat, but we recommend primarily relying on the radiant floor heating (winter) and the fireplace (summer/winter).

Please note the thermostat on the wall does not control the mini-split, it only controls the radiant heated floors below.

This is the primary heat source during the winter. The temperature can be controlled via the thermostat located in the hallway.

To use the heated towel bar, press the power button for 3 seconds. This will turn the towel bar on, then click the power button to set a timer. You will see something like 1H, 2H, 3H and so on each time you click the power button. We recommend setting a timer for 2H before you get in the shower to pre-heat your towel and then allow the towel to dry. The thermostat icon on the right controls the heat, please click that continuously until you’ve hit a heat you feel comfortable with.

The washer has laundry detergent already in it and pre-dispenses based on the ‘Smart Dispense’ button.

Dryer sheets can be found in the bathroom in one of the drawers.

The hot tub is easy to use and can be controlled right from inside. You’ll find the control panel on the side facing the woods.

  • Jets: There are two buttons with fan icons that control the jets.

    • For a lighter massage, press just one.

    • For maximum jet power, press both.

  • Lights: The hot tub has multicolored lights you can turn on and change using the light button on the panel.

For your convenience, hot tub towels are provided. Please use the yellow and white striped towels, which you’ll find in the bedroom closet.

Relax, enjoy, and soak up the view!

  • Tools & Cushions: Fire pit tools and the cushions for the egg chairs are stored in the black bin next to the fire pit area along the side of the house. We keep the cushions there so they stay clean and dry for you and future guests.

  • Firewood: We do not provide firewood. However, just down the road to the right when leaving the property, there is a neighbor who sells bundles for $5 each.

  • Lighting: The fire pit area lights can be controlled with the small black remote (kept on the coffee table) or by pressing the button located on the side of the pergola near the hanging egg chairs.

  • Safety: Never leave a fire unattended. Before leaving the area or heading inside, please fully extinguish the fire. Use the white bucket from the black bin, fill it with water from the spigot at the front right of the house, and pour it over the fire until the embers are completely out.

Enjoy cozy evenings by the fire!

  • Placemats for dining at the bar counter or at the outdoor dining table can be found in the far right cabinet next to the sink
  • Spices should be found in the drawer to the right of the kitchen sink
  • We only provide Stanley cups, with the exception of the coffee mugs. There are four pint “glasses” and four stemless wine “glasses.” Feel free to use these when enjoying the hot tub.
  • The following small appliances should be available in the kitchen:
    • Toaster
    • Hot Water Kettle
    • Fondue Pot
    • Microwave

Access to Bear River

The Cabin at Bear River sits on 3.5 beautiful acres, and we’ve created a little trail system to help you access the river. Down by the water, you’ll find a picnic table – a perfect spot to enjoy lunch, relax, or simply take in the peaceful sounds of the river. There is also two Adirondack chairs down by the river if you just want to sit and listen to the river. Both trails together are only about .25 by our rough estimates, so it’s worth the stroll down there!

To access the trail: when you’re facing the house, head to the right side of the house and fire pit area. You’ll see an opening marked by two large rocks—this is the start of the trail. Once you start heading down you’ll see a sign ‘Trails at Bear River.

As you follow the trail down, you’ll reach a fork.

The left ‘Meadow Trail‘ leads to an opening at the river where to Airondack chairs are. You can then turn right and follow the riverbed to reach the picnic table.

The right ‘Pine Trail‘ takes you directly to the picnic table which is also along the river.

Please note that we are still developing and cleaning up these trails, so you may encounter a few fallen branches or trees along the way. Feel free to choose whichever path you’re most comfortable with—either way, it should only take about 5–10 minutes to hike down.

We highly recommend making the trip at least once during your stay, especially around sunset. Watching the sun peek through the trees and reflect on the river is pure magic. We hope you enjoy this special corner of the property as much as we do!

The Pie Hole 207

Your best bet for delivery, especially when you want to stay in and enjoy a night at the cabin without sacrificing a great meal. This is the only place in the area that delivers.

Puzzle Mountain Bakery

Not a restaurant, but a cute little pie stand just a couple of minutes down the road. If you’re visiting in the summer, we highly recommend picking up a pie and enjoying! They’re only open in the summer on Fridays, Saturdays and Sunday and it is an honor system. A true slice of Maine here!

There are countless incredible hiking trails in the area, and we’ve only just begun to explore them ourselves. Below are some of our favorites so far, each offering a different experience depending on what you’re looking for.

Mount Will – 3.3 miles
AllTrails link
One of our top recommendations thanks to its versatility and sweeping views. We’ve hiked Mount Will in both fall and winter (spikes are essential in the snow!) and the scenery never disappoints. In autumn, it’s one of the best places to take in the vibrant foliage stretching across Newry and Bethel.

This one is probably our favorite in the area all year round.

Eyebrow Loop Trail – 2.7 miles
AllTrails link
A short but exciting hike with a little more technical terrain than a standard trail, making it extra fun for adventurous hikers. The climb is well worth it—the panoramic views from the top are simply breathtaking.

Peaked Mountain Trail – 1.9 miles
AllTrails Link

A gentle, forested trail that’s perfect if you’re looking for something quick and not too strenuous. Peaceful, serene, and a great way to immerse yourself in Maine’s natural beauty.

Sunday River Hiking Trails – various lengths
In the summer, Sunday River opens up its ski slopes for hiking. There are trails throughout the mountain that range in difficulty, making it a great option for a day of exploring at your own pace. Select days in the summer they also offer gondola rides to the top and you can hike back down.

Buck Ledge & Lapham Ledge Trails – 2.5 miles
AllTrails link
A moderate hike with rewarding ledge views overlooking Bryant Pond. A great mix of forest paths and open vistas.

Long Mountain Trail – 5.6 miles
AllTrails link
For those looking for a longer adventure, this trail offers steady climbing, lush forest surroundings, and sweeping views at the summit. A satisfying and rewarding day hike.

Caribou Mountain via Bog Road – 5.6 miles
AllTrails link
A classic local favorite. This trail takes you through peaceful forest before opening up to stunning views at the top. A bit of a challenge, but the scenery makes every step worth it.

The Bethel and Newry area is a true four-season destination with endless opportunities to explore, relax, and enjoy the outdoors. Here are some of our favorite activities and local highlights:

🎳 River Lanes Bowling
A fun, family-friendly bowling alley right in Bethel. Great for rainy days or evenings when you want a low-key activity indoors. They often have food and drinks available, making it a relaxed spot to unwind.

🌲 Bethel Community Forest
Over 980 acres of preserved forest with miles of hiking, biking, and cross-country ski trails. It’s perfect for immersing yourself in nature, spotting wildlife, or taking a peaceful walk any time of year.

💎 Maine Mineral & Gem Museum
This museum in downtown Bethel is a hidden gem (pun intended!). It has one of the world’s largest collections of meteorites, dazzling gemstones, and exhibits about Maine’s rich mining history. Great for kids and adults alike.

🍻 Sunday River Festivals & Seasonal Activities
Sunday River hosts festivals, concerts, and special events throughout the year, from summer Brewfests to fall harvest festivals and winter celebrations. Always worth checking their event calendar to see what’s happening during your stay.

🛶 River Floating
A must-try in the summer months! Floating down the Androscoggin River is the perfect way to cool off and take in the scenery at a slow pace. There are local outfitters who provide tubes, kayaks, and transportation.

⛷️ Sunday River Resort
Of course, the area’s most famous attraction—winter skiing and snowboarding. In summer, the resort transforms with hiking, mountain biking, scenic chairlift rides, and even ziplining.

🌄 Grafton Notch State Park
Just a short drive away, this state park offers incredible hiking, waterfalls, and some of the most dramatic mountain scenery in western Maine. Trails range from easy strolls to challenging climbs.

💦 Screw Auger Falls
One of the most beautiful waterfalls in the area, located in Grafton Notch State Park. It’s a popular spot in the summer for picnicking and cooling off in the natural pools.

🏌️ Bethel Inn Resort Golf Course
A beautiful 18-hole course right in Bethel, offering mountain views and a classic New England golf experience.

🚴 Mountain Biking
Bethel has a growing mountain biking scene, with trails for all levels. The Bethel Village Trails and Mt Abram bike park are two great options.

🌊 Frenchman’s Hole
A true local favorite and one of the most iconic swimming holes in Maine. Tucked away in Newry, Frenchman’s Hole features a deep natural pool carved out of smooth rock, fed by a small cascading waterfall. On hot summer days, it’s the perfect place to take a refreshing dip or simply relax by the water.

It’s a bit rugged, so wear sturdy shoes to get down to the swimming area, and be mindful of currents and slippery rocks. Parking is limited and can fill up quickly, especially on weekends, so try to go earlier in the day if possible.

Frenchman’s Hole is best enjoyed in the summer, but it’s also beautiful to visit in spring or fall just to take in the scenery.

🔥 Evening Firepit & Stargazing
Sometimes the best activity is no activity at all, just sitting by the fire, roasting marshmallows, and looking up at the incredible Maine night sky.

Groceries, Beverages & Local Finds

Whether you’re stocking up for your stay or just picking up a few essentials, here are the best spots in and around Bethel:

🛒 Mainely Provisions (Downtown Bethel – 10 Minutes)
The closest and most convenient option, with everything from groceries and toiletries to beer, wine, and liquor. They even carry live lobster if you’d like to try your hand at a traditional Maine lobster dinner at the cabin.

🛒 Walmart (30 minutes)
If you need a bigger shopping trip, Walmart is just a short drive from the cabin—and the best part is they actually deliver directly here. A great option if you’d prefer groceries and essentials brought straight to you.

🥗 Good Food Store (5-10 minutes)
A health-focused market with a wonderful selection of organic items, local produce, specialty goods, and ready-to-eat options. A great stop if you’re looking for something fresh, wholesome, and locally sourced.

🍻 The Bethel Beverage Company (5-10 minutes)
Hands down the best beer selection in town, and usually our go-to when stocking up. If you’d like to taste something brewed in Maine, you can’t go wrong with:

  • Belleflower Brewing Company

  • Mast Landing Brewing Company

  • Maine Beer Company

  • Bissell Brothers

Each has its own unique style, and you really can’t be disappointed with any of them, especially if you love a good IPA.

🦞 High Tide Low Tide Seafood Truck
On Saturdays, you’ll find this seafood truck parked right in front of The Bethel Beverage Company until about 5 PM. It’s a fantastic option if you want to cook up a fresh seafood dinner at the cabin. We especially love the halibut when it’s in season, but if you have your heart set on a certain fish or lobster, call ahead to reserve.

🌱 Bethel Farmers’ Market
Every Saturday morning (8 AM–12 PM) in the center of Bethel, you’ll find a charming local market with farm-fresh produce, baked goods, and other artisanal treats. Perfect for picking up ingredients with a local touch.
